A title search is one of the most important due-diligence steps before you commit money to a land purchase in Kenya.

Who typically performs the search
A qualified advocate or licensed search agent requests the search from the relevant lands registry. Shamba Diaspora projects should show that this step has been completed for the master parcel before public launch, with supporting documentation available to buyers.
What you should expect to see
You may receive a redacted search report or summary suitable for buyer review. Sensitive owner details may be masked, but the search result should clearly state ownership confirmation and encumbrance status relevant to the project.
Why it matters for diaspora buyers
You cannot visit the lands office every week from abroad. A verified search gives you evidence-based confidence that the project is built on genuine ownership — not marketing claims alone.
